Buyer Appointment

This is our opportunity to meet with you in-person or virtually to discuss your buying goals and the typical buying process, and to determine how we can best assist you.

 

Pre-approval/Proof-of-funds

Obtaining a mortgage pre-approval letter if financing or proof-of-funds letter if paying cash enables us to easily focus on homes for sale within an appropriate price range.

 

Automated Search

After determining an appropriate price range and initial home search criteria, we'll create an automated search in the multiple listing service that emails matches in real-time.

GO-LIVE

 

Identify Properties

We'll continuously monitor the automated home search, regularly review new matches, and collaborate to identify available properties worth visiting together in-person.

 

Schedule Showings

Once we've identified which available properties to visit together in-person, we'll prepare an itinerary and schedule private showings with each of the listing agents.

 

Negotiate Offers

When ready to make an offer, we'll assist with preparation and negotiation; with the ultimate goal of securing the lowest possible purchase price and best possible terms.

CONTRACT-TO-CLOSE

 

Open Escrow

Once officially under contract, we'll engage the closing agent to ensure that the escrow deposit is submitted in a timely fashion and that the closing process is initiated.

 

Coordinate Inspections

We'll coordinate the scheduling of inspections (home, WDO, etc.), attend them whenever possible, and assist with addressing any deficiencies that may be discovered.

 

Property Appraisal

If the purchase is subject to appraisal, we'll review the appraisal report once it's received and address any concerns regarding the property's valuation that may arise.

 

Final Walkthrough

We'll schedule and attend the final walkthrough, which will be our opportunity to confirm that the property is in satisfactory condition prior to proceeding to closing.

 

Closing Day

We'll verify that all closing conditions have been met, obtain the closing statement from the closing agent and review for accuracy, and attend the closing whenever possible.
